Comfort club furnace maintenance on Ruud 2 stage furnace. The furnace is in great working order. No concerns found during visit.
Invoice Summary Performed maintenance on 2013 Lennox 2-stage furnace. Furnace is operating well at this time. Noted rust damage inside unit; appears to be related to water leakage from inducer motor area. No active water leak present during maintenance. Recommended replacement of inducer motor, as it appears to be the source of past leakage. All other components inspected and found to be in good condition. Furnace is working safely and normally at completion.
Invoice Summary Performed annual maintenance on Navien NCB-190/080H-NG combi boiler. Inspected venting, combustion air intake, and all connections for leaks or blockages. Inspected and cleaned as needed burner assembly, flame sensor, and heat exchanger. Flushed domestic hot water heat exchanger to remove scale buildup. Cleaned water inlet filter, heating return filter, and condensate trap/line. Checked expansion tank, system pressure, and all safety devices. Verified proper operation of pumps, controls, and thermostat. Ran system in both heating and hot water modes; all readings normal at completion. Verified all rads are heating and there is no air in the system. System operating normally at this time.
Furnace Maintenance: Water damage found from the condensation plug, added Teflon tape to the plug. Furnace slope adjusted for better drainage. Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently. Recommend a plug in carbon monoxide sensor for added safety.
Furnace Maintenance: Inspected the coil, it needs cleaning as does the blower wheel. Recommend cleaning in the spring. Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently. A.C is currently out of commission.

Work Performed: Investigated unusual blower noise reported by client on Goodman furnace. Found debris (papers) lodged in blower wheel causing imbalance and loud operation. Removed obstruction, inspected for damage, and tested blower operation. Checked amp draw and confirmed normal performance. Results: Blower now operating normally. No damage observed. Advised client on the importance of regular maintenance for both furnace and air conditioner. Client declined at this time but expressed interest in booking maintenance for the fall.

Work Performed: Responded to a no hot water call for a Rheem tankless water heater installed in 2021 by another company. Results: Upon arrival, the unit was functioning normally. Each time hot water was turned on, the tankless unit fired up and delivered hot water as expected. Repeated the test five times — the unit consistently responded and produced hot water. Inspected the drain lines, air intake, and exhaust for blockages — all clear. Checked the water filter — no issues found. Flame sensors were not accessible for inspection, but the burner ignited and ran properly during testing. No error codes were present, and there is no way to recall past error codes on this model. At this time, the unit is operating normally, and no fault could be found during the visit.
